As a city of Tampa Bay, and located less than fifteen miles from Tampa, this mid-size city of more than 103,000 residents is a great place to buy real estate for a number of reasons, especially from an investment perspective.

So here is a brief analysis of the Brandon real estate market, and tips for real estate investing in Brandon, Florida.

Brandon Real Estate

Compared to many other cities in the Sunshine State, Brandon, Florida is an inexpensive place to invest. Currently, the national median home price sits at $188,900, with the Florida state median at $175,300. But a home purchase in Brandon only costs a median of $165,000, a steal when you consider the town’s location and potential to produce profits. While the median home price in Brandon is currently low compared to state averages, you shouldn’t think that the real estate market of this suburban city is unhealthy.

Digging deeper into the numbers, it’s easy to see that the city is brimming with investment potential. Last year, the median home price increased by a healthy 6.6%, notably higher than the national rate of growth of 4.3%. Next year, growth is projected to slow down to 1.3%, but national rates of growth are expected to drop significantly as well.

Brandon was hit particularly hard by the economic crash of 2007, like much of the Sunshine State. But steady growth has helped home prices rebound, and consistent growth in the future should continue to bolster home values. Therefore, low home prices today in Brandon represent a great investment opportunity.

Investing in Tampa Bay

One of the biggest things Brandon has going for it, which is also one of the biggest reasons home prices are likely to continue upward, is the community’s proximity to Tampa.

For starters, population dynamics in Tampa are consistently pushing property values higher in the area, as the demand for housing outpaces supply. As Tampa real estate values rise, Brandon, located less than fifteen miles away, will likely experience growth as well. The entire Tampa Bay metro area is well positioned for future real estate investing, but there are a few great things that make Brandon an especially strong place for investors to put their dollars.

Brandon is located just far enough from Tampa to provide a quieter pace of life and a more affordable suburban lifestyle, but close enough to be influenced by positive market dynamics. Brandon’s lower home prices are also very desirable for many residents, as population growth is being driven largely by immigration, resulting in home owners positioned to purchase and rent lower cost housing.

Tips for Investing in Brandon

Currently, Brandon is an ideal place for real estate investors looking to explore new markets. But as any experienced investor knows, it’s not going to be easy to turn a profit in Brandon. So, here are a few tips for investing in Brandon, Florida.

#1 Purchase Rental Property

Currently, expert real estate investors are gravitating toward Tampa Bay’s rental property, and Brandon isn’t an exception.

Again, Brandon’s population dynamics depend largely on immigration, and many new immigrants are in a better position to rent than to own. So as real estate markets in Brandon tighten, the demand for rental properties will likely grow.
