Dade City, Florida may be a small city of just 6,500 residents, but that doesn’t mean this Pasco County gem isn’t a big real estate investment opportunity.  Great location, an established and versatile industry, and low property prices all combine to make Dade City a profitable place to put your money as a real estate investor.

So here is a closer look at real estate in this small Florida town, as well as some reasons why this little town is a surprisingly great place to invest in Dade City real estate.

Dade City Real Estate

The median home price in Florida is $179,300, as of the writing of this article, with the national median resting at $182,800.

When compared to both the national and Florida home prices, the median home price in Dade City is very low at just $88,500.

Dade City home prices may seem “too good to be true,” but when you look at some of the other numbers that define the Dade City market, it’s obvious that low property costs represent a great bargain.  Last year, the median home value in Dade City rose 9.9%, more than twice as much as the national median rate of growth, which sat at 4.3%.  Over the next year, Zillow predicts that median home values will rise another 2.2%.  Overall, Zillow has given Dade City a “healthy” market rating, based on moderate to low percentages of mortgage delinquency and underwater homes.

Dade City Real Estate Investing

Dade City is a great place to invest in real estate, starting with the fact that this small city is a well-established regional tourism destination.  Dade City’s tourism is based on its quaint and charming character, historic architecture, and abundance of beautiful antique shops and local businesses.  Compared to international tourism destinations like Orlando, the small-scale tourism industry in Dade City is more stable and likely to keep drawing regional visitors despite economic trends.

Combine local tourism with Dade City’s membership in the greater Tampa Bay metro area, and it’s easy to see why real estate investing in this town can be so profitable.  Dade City is just an hour’s drive from Tampa, one of the hottest real estate destinations in the country and one of the fastest growing cosmopolitan cities in the South.  As nearby Tampa continues to grow and produce more high-paying jobs, Dade City will experience a greater influx of local residents looking for a quieter pace of life.

Dade City is a bit of a drive to the coast, but it’s still easy to take a day trip to the Tampa Bay beaches, which is another reason this charming town is likely to continue growing in popularity among real estate investors.
