Perhaps the most important lesson we stress with this video is to be careful to rehab flips appropriately for prospective buyers. It’s easy to over or under rehab a property, but knowing your clientele and nailing the rehab to meet their desires and expectations is important to maximize profits.

So, this is an example of a property we rehabbed. We bought through our contacts. Great deal. We bought, rehabbed, and flipped in less than 30 days. Actually, two days after the rehab was done, we got this property under contract. So, I want to show you what the property looks like real quick.
We put all these floors, this is the laundry area. Look how nice it looks. I’ll show you the kitchen, this is the dining room area, the living room area, and the family room. Look at how nice. I’m so proud of my team. Our team is very affordable, but the quality is really high. Look at this bathroom. As you can see, we know what it takes to sell these homes, you know how to make them look really nice, but stay under budget. The things that are really important on the rehab, the things that are not that important. You see, we left carpet in some of the rooms. Sometimes, you have that desire of over-rehabbing; but in reality, if you know the area and you’re very familiar with your potential buyers, you will rehab the property appropriately. Let’s go up to the second floor to the studio.
The key with flipping is making sure that you know your area, you know who your clients are, and you’re not going to overdo it or under do it, and it’s a perfect example of a project that it was done perfect. It was done right where it needs to be done. And it sold right away.
